How to add IDX to a website

IDX is the feed that puts MLS listings on a site you control. What is IDX is the definition. This page is the path: get the agreement, connect the feed, put search on your domain, and keep the buyer on a listing that can reach you.

What you need before you add it

You need an MLS or board that allows IDX, and a website that can render search and listings on your domain. A brochure site with a link out is not IDX. The buyer has to search homes on your URL.

1. Get the IDX agreement

Ask your board or MLS for IDX access. They decide which listings you may show and how you must display them. Until that agreement is in place, there is no feed to connect.

2. Put search on your own domain

The search page is the product. Filters, a list of homes, your header, your domain.

3. Open a listing on your site

From search, the buyer opens one property: photos, price, beds, the facts the MLS allows. Still your brand.

If that click sends them to a public MLS page, you did not add IDX. You added an exit.

4. Give them a contact path on that listing

The listing has to take a lead. Form, call, or WhatsApp — on that page, not “email me from the footer.”

Can I add IDX to a site I already have?

Yes, if that site can render search and listings on your domain and your MLS will send you a feed. If the site is only pages and a blog, you are replacing the middle, not pasting a widget.

Do I need a new website to add IDX?

Not always. You need pages that can hold search and a listing. Many realtors start from a site that cannot, and then they do.

Is IDX a live feed from the MLS?

No. A worker pulls approved listings on a schedule. Search should look current. It is not a second-by-second SLA.

What happens after a buyer searches?

They open a listing on your site and contact you from there. If they leave your domain to see the house, the IDX path broke.
