IDX Website Cost: Subscription, Setup and MLS Fees
An IDX website budget has more than one line. Start with the website subscription, then add setup, any separately billed MLS charges, and the services you actually need. A monthly software price alone is not the total cost of launching your site.
For Panda's current plan prices and a subscription-only comparison over 12 and 24 months, use the pricing page. This guide explains what to include in your budget and what to confirm before you choose a provider.
What are you paying for?
| Cost | What to confirm | How to compare it |
|---|---|---|
| Website subscription | Search, hosting, domain connection and included features | Monthly rate and annual billing terms |
| Setup | Initial configuration, content transfer and launch work | One-time quote and written deliverables |
| MLS access | Supported boards, approval and any additional charges | Included boards versus separately billed access |
| Design | Template customization or a custom website | Pages, revisions and assets included |
| CRM | Contact management, users and the workflow you need | Included plan features versus separate software |
| Ongoing services | Content, advertising, support or maintenance | Optional services versus required recurring costs |
A useful quote states both the price and the scope. For example, a plan may support multiple MLS boards while still requiring approval from each board. Check the actual MLS you use before treating coverage as confirmed.
How to calculate the first year
Use this calculation for a plan billed monthly:
First-year cost = 12 monthly payments + setup + separately billed MLS fees + selected services + applicable taxes.
For a two-year comparison, use 24 monthly payments and the charges that apply during that period. Count setup once unless the quote includes another setup project. If you choose annual billing, use the actual annual charge and renewal terms rather than multiplying an advertised monthly equivalent without checking the billing schedule.
Keep unknown amounts marked as pending. Do not fill a missing setup fee with zero. Ask the provider to complete the quote so you can compare the same scope across options.
Our subscription cost table calculates totals from the monthly Panda plans displayed on that page. It excludes setup and additional charges and assumes the monthly rate stays unchanged. It is a planning comparison, not a fixed future quote.
Website platform, IDX integration or custom project?
These purchases solve different problems. An IDX integration adds listing search to a compatible website. A website platform can also provide the site structure and editing tools. A custom design project adds design work according to an agreed scope. Before comparing prices, write down which parts you already have and which you need.
If you are keeping an existing website, review how to add IDX: the MLS agreement, search experience and contact path all matter. If you want a website you can manage in Panda, explore the IDX website features and the linked Academy tutorials.
Do you need CRM in the same plan?
Think through the next step after someone submits a property inquiry. Who receives it? Where is it stored? How does your team organize follow-up? A website and a CRM should be evaluated against that actual workflow.
Compare the CRM features with what your team uses today. If another CRM is already part of your business, confirm the integration you require rather than assuming every system is connected. If you are evaluating Panda's website-plus-CRM plan, bring a sample workflow to the demo so the conversation stays concrete.
What to check before migrating
Use the real estate website launch checklist to coordinate pages, images, search, forms and measurement before the domain changes.
List your important URLs, existing articles, domain access, analytics setup and MLS requirements before moving. Ask who handles redirects, content migration and the final launch check. These are useful quote items because they define work that can vary by project.
Avoid choosing a migration date before your MLS and domain requirements are clear. A demo should help you establish scope; it is not a substitute for a confirmed launch schedule.
Questions to bring to your quote
- Does this include the MLS boards I use, and what approval is still required?
- What is the setup fee, and what deliverables does it cover?
- Is the quoted price billed monthly or annually, and what are the renewal terms?
- Are additional users, custom pages or CRM features included?
- What happens to my existing content, domain and URLs?
- Which services are optional, and which charges are required?
- Who handles support and launch verification?
Frequently asked questions
Is the monthly IDX price the total website cost?
Not necessarily. The subscription covers the plan's recurring software scope. Add the quoted setup fee and any separately billed MLS charges, services and taxes to calculate the total for your project.
Does an IDX website automatically include every MLS?
No. Confirm the boards supported by the provider, the plan's board allowance and the approval requirements for your account. Learn the distinction between IDX and MLS before comparing coverage.
Can I compare two providers just by the monthly price?
Use monthly pricing as one input. Compare setup, design scope, CRM, billing terms and the services your team requires. A lower subscription can represent a different scope rather than the same package at a lower total cost.
Where can I confirm Panda pricing for my project?
Start with current plans, then request an IDX demo with your MLS, existing website and team requirements. Ask for a written quote covering setup and additional charges before making a decision.
